If you are interested in rolling the dice and taking your chances, this is the place for you. I note from other reviewers, our experience is not unique. We were staying on Jan.6, 2016, and were in town in September 2015 and stopped by to assess the property. It looked like it was "under construction"- and was in fact a mess. The pool was an unappetizing cloudy green color with debris floating in it. We hoped the construction would be completed in the 4 months until our arrival. Now I don't think it was under construction at all.

At check in for our one night stay, we found we did not have the ocean view room with balcony we had reserved, and in fact had an "garden" efficiency with kitchen and appliances. We checked in and did a quick appraisal of the property. The empty pool was a muted, cloudy green, and there was still litter and junk piled up all over the property. The restaurant, as well as the garden facing sliding door on our room were victims of an unappetizing odor of something past its prime, so we decided to eat elsewhere. The "garden" we faced was home to a perky pink flamingo and a long dead fountain of some sort. as well as the aroma of trash.

When we returned from dinner and exploring the town, we prepared for bed, only to find we had no water. I went to reception to find out what the problem was, I was told they were "working on it", though it was night and no one appeared to be working on anything. I asked how we were supposed to shower, and he offered a key to a unit in the other building. This was a basic, non efficiency room, which like ours, had light fixtures that consisted of bulbs in holes in the wall, a shower head that was a pipe sticking out of the wall, and faucet knobs that were so ancient and full of corrosion I was afraid to try to turn the water on. When I did, I was rewarded with a trickle of ice cold water, so no shower for anyone that night. The next morning we still had no water, and I had to resort to using the water jug provided to flush the toilet. The toilet had a large crack through the entire base, and at any moment I feared it might self destruct. Ultimately the water did come on (the large truck that delivered water to the cistern seemed to solve the "problem") but even then there was no hot water. Fortunately, we were leaving. Other reviewers also mention issues with getting the reservation they made, and lack of water for sometimes several days. So if you're a gambler, you may want to take a chance. Otherwise, maybe not.

Since we were charged for the larger room we were given and not what we reserved, though the hotel seemed far from full, we refused to pay the full amount and paid only the rate posted in the lobby for a single room, and told them the lack of water was completely unacceptable.

The facility as a whole appears sorely neglected. Fixtures in the rooms need replacing. Tiles are missing and broken. Light fixtures are nonexistent. Noisy doesn't even begin to describe our room- I think it was workers arriving in the morning, but every sound was amplified. The pool wasn't useable. The entire place needs a paint job and powerwashing. It looks like the only thing recently painted was the name on the front of the building. They need to clean up the litter and discard the piles of junk stacked up. On the positive end, the beach is spectacular and was cleaner than most of the rest of the beach in Puerto Morelos. Our room was clean and the bed comfortable. The AC unit in our room was new. So, stay elsewhere and walk down to the beach, but be sure to stay upwind or you'll be treated to the aroma of the trash waiting to be picked up!
